August is Wellness Month!

Thanks to one of our strategic partners, Luna Float Spa & Salt Cave, for hosting a sponsored spa day for our members. Snacks & non-alcoholic drinks will be provided and time for networking to foster member relationships.

Floatation therapy is useful for helping to alleviate anxiety, joint pain, depression, insomnia, and more. The service is a full immersion in darkness and silence while floating in a tank of water filled with epsom salt to create a zero-gravity environment allowing the body to feel deep rest and relaxation. The service is 60 minutes long and showers are on-site.

An infrared sauna fits up to 4 people and is great for relieving muscle tightness or scarring. Infrared light is penetrated deep below the dermal level and can detoxify the organ systems and toxins which have accumulated in the muscles, leaving you feeling relaxed. Sessions can be 30 mins or 60 mins.

Finally, the spa has recently introduced its newest service and the only Salt Cave in Colorado Springs, which you can enjoy for a free session! Halotherapy is the process of breathing in dry salt particles to assist in the removal of all toxins. allergens, etc. in the respiratory system and helps to improve the immune system.  The service is 45 minutes.

It is requested to register for this event in order to help the hosts have an accurate headcount for drinks and appetizers. Kickstart your wellness before the next season and prioritize your health today!

Sincerely,

Women's Council of Pikes Peak Board

Most agents only see one side of the appraisal process, and that gap costs deals. This two-hour CE class brings both the lender and the appraiser into the same room so you can see exactly how the process works from start to finish.
Will Michalski of VIP Mortgage kicks off the class by covering the lender's side of the appraisal: ordering the appraisal, what the lender needs from you, AIR rules, the difference between an AMC and an appraisal desk, VA appraisals, the role of the underwriter and the Collateral Underwriter, property inspection waivers, what to do when an appraisal comes in low, required repairs, and escrow holdbacks.
Jeff Prewitt, Certified Residential Appraiser with Prewitt Appraisals, takes the second half from the appraiser's perspective. He covers what happens after the appraiser receives the order, how research and scheduling actually work, what goes on during the property inspection (including FHA and VA requirements), and the methodology behind the numbers. Jeff digs into how appraisers select comparables, the adjustment methods appraisers actually use, the difference between market value and appraisal value, and how to successfully present a reconsideration of value when a report comes in low.

Agents will leave the class with a complete picture of how appraisals work, what to expect at every step, and practical tools they can use to better serve their clients and keep transactions on track. 2 CE credits.
