Michael W McCarren, from Colorado Certified Home Inspection LLC, helps you to understand the defects associated with the FPE "Stab-Lok" breakers and panels. Although an electrical system may seem to be operating properly, with a "Stab-Lok" panel, there are many unseen dangers and potential hazards. He'll identify the basic components of a main service panel, how they function, and why only a licensed electrician should open a FPE "Stab-Lok" panel. He'll discuss options for replacing an FPE "Stab-Lok" panel and how to respond to clients questions and concerns. He'll follow this informative subject with helping you tounderstand the dangers associated with radon gas, how it enters a structure, higher risk areas, foundation types, EPA findings and testing requirements.

Since 1997, Michael has experience working as a carpenter, a plumber and an electrician in the residential and commercial construction industries. Later, his expertise led him to working on the facilities safety and emergency response team in the mining industry. Daily, he conducted detailed facility inspections, searching for potential safety hazards or defects. He covers what happens after the appraiser receives the order, how research and scheduling actually work, what goes on during the property inspection (including FHA and VA requirements), and the methodology behind the numbers. Jeff digs into how appraisers select comparables, the adjustment methods appraisers actually use, the difference between market value and appraisal value, and how to successfully present a reconsideration of value when a report comes in low.
